LEASING CRITERIA AGREEMENTLSCRE follows all Fair Housing laws.We do not discriminate based on race, color, national origin, religion, sex, familial status, disability,or any other protected class. All applicants are evaluated using the following criteria.1. Application Requirements● All occupants 18 years of age or older must complete an application.● Each applicant must qualify individually.● Students living at home are not required to qualify separately for income.2. Occupancy Limits● Maximum occupancy per apartment:○ 1 Bedroom: Up to 2 occupants + 1 infant (under 24 months)○ 2 Bedroom: Up to 4 occupants + 1 infant (under 24 months)○ 3 Bedroom: Up to 6 occupants + 1 infant (under 24 months)3. Income & Employment Requirements● Applicants must meet the following income and employment criteria:○ Gross monthly income must equal at least three (3) times the monthly base rent.○ Minimum six (6) months of consecutive employment with the same U.S.-based employer or within the same industry.● Income verification must include one of the following:○ Four (4) most recent consecutive pay stubs○ Two (2) most recent bank statement○ Offer letter or employment verification (if applicable)● Self-Employed Applicants Must Provide:○ Most recent tax return○ Profit & Loss statement○ Current business license4. Guarantor (Co-Signer) Options● If an applicant does not meet income or credit requirements, a qualified guarantor may be used.● Guarantor requirements:○ Income of at least six (6) times the monthly market rent○ * Acceptable credit history will be determined in accordance with the property’s standardscreening criteria.○ Minimum one (1) year employment history○ Verifiable housing or mortgage history5. Credit Screening● A credit report will be obtained through a third-party screening service.● Applicants without a Social Security Number must provide:○ Proof of foreign citizenship○ Employment verification○ Four (4) most recent pay stubs
6. Pet Policy
● All applicants must complete PetScreening, even if they do not have pets.
● Terms & Conditions:
○ Maximum of two (2) pets per apartment
○ $500 non-refundable pet fee per pet
○ Vaccination records required
○ Documentation of breed & expected adult weight required
● The property prohibits the following:
○ Breeds: Pit Bull Terriers, Chows, Doberman Pinschers, Rottweilers, Huskies, or any breed considered aggressive by local or state authorities
○ Animals: Rodents and ferrets
7. Criminal History Screening
Applications may be denied for the following criminal history:
Cases that are pending or deferred adjudication may also be considered.

8. Automatic Denial Criteria
● Applications will be denied for the following:
○ Unpaid eviction(s)
○ Housing-related debt within the last 2 years
○ False Social Security Number
○ Active FACT Act Fraud Alerts
9. Rental History Verification
● Applicants must provide verifiable rental history. Management will review:
○ Payment history
○ Lease violations
○ Prior eviction filings
10. Conditional Approval
● Applicants who do not fully meet standard criteria may be conditionally approved at management’s
discretion.
● Possible conditions include:
○ Increased security deposit (up to one full month’s rent)
○ Requirement of a qualified guarantor
○ Additional income or employment verification
○ Additional rental history verification
● Conditional approval terms must be satisfied within the timeframe specified by management or the application may be cancelled.
11. Identity & Document Verification
● Valid government-issued photo ID required.
● SSN
● Management may verify authenticity of all submitted documents, including employment, income, and rental
history.
● Applications may be denied if information cannot be verified or is falsified.
12. Application & Administration Fees

13. Security Deposit
● Fully Approved Applications: ½ month’s rent deposit OR Jetty bond option
● Conditionally Approved Applications: Full month’s rent deposit OR Jetty bond option
● Jetty is a deposit alternative that allows residents to pay a smaller monthly fee instead of a traditional
deposit.
